## Asking-price method

The price line is a rounded median of currently visible project listings, not a transaction price and not the cheapest/highest listing. Duplicate listing IDs were removed before calculating the median. Checked 24 July 2026 through Scancondo project pages:

- METRIS District Ladprao: rent ≈ THB 26,000/month (2 currently visible listings); buy ≈ THB 4.1M (86 listings).
- The Monument Thong Lo: rent ≈ THB 140,000/month (21 listings); buy ≈ THB 39.9M (11 listings).
