## Editorial claim

The carousel distinguishes monthly rent, contract cash and practical move-in
costs. THB 160,000 and THB 240,000 are arithmetic examples for a THB 80,000
monthly lease using 1+1 and 1+2 payment structures. They are not quotes,
universal requirements or legal limits for every landlord.

Claims used:

- The 2025 Notification entered into force in September 2025 and replaced the
  previous 2019 notification.
- It applies to covered business lessors offering three or more residential
  units, excluding hotels and dormitories.
- For monthly-rent / short-term agreements under the Notification, advance
  rent plus security deposit cannot exceed three months of monthly rent
  combined.
- The controlled-contract scope should not be presented as automatically
  governing every private-owner lease.
- Utility and service-charge calculations, deposit/advance amounts and an
  inspection record are material contract checks.

## Practical move-in costs

No generic web-price ranges are used. Moving, internet, cleaning, AC, keys,
parking and pet-related costs are intentionally presented as blank worksheet
items to fill from the exact lease and written quotes. This prevents invented
or stale numbers from being presented as Bangkok-wide facts.

real Bangkok rental context; the legal/financial guidance is not represented as
being specific to that property's current contract.
